An owner-led practice at the top of Delhi's market

SSidharth Sethi has spent more than 20 years advising buyers, sellers and landlords on Delhi's most sought-after homes.
The luxury end of this market rewards knowing it well. Values turn on things that never appear in a listing — which side of the road a plot sits on, how a floor is oriented, whether a builder cut corners behind the marble. Two decades of walking these houses is what makes that judgement possible.
The practice covers luxury homes, villas and independent floors, with particular depth in Vasant Vihar, Defence Colony and the colonies around them — the addresses where the difference between a good buy and an expensive mistake is largest.
Orient Estates was founded to do that work directly. Rather than scale into a brokerage with a roster of agents, it stays deliberately small so that every client works with the founder from first call to final handover. The result is a short list of properties, a candid view on each of them, and a straight answer when something is not worth your time.
The top of the market only
Orient Estates works on luxury homes, villas and independent floors — not volume stock. That focus is what makes the judgement worth having: what a property is genuinely worth, and what it will be worth in five years.
You deal with the founder
No juniors, no handover, no call centre. SSidharth takes the first call, runs the viewings and handles the negotiation himself. That is the whole point of keeping the practice small.
A short list, not a long one
Only properties worth your time make it onto this site. If something is not right for you, you will be told so plainly — a wasted viewing costs you more than it costs us.
Discretion by default
A good deal in this market is often a quiet one. Sellers who prefer not to advertise, and buyers who prefer not to be seen looking, are both well served here.
